An in depth comprehensive guide for anyone considering becoming, or is already a landlord

I share a beach house and wanted some more in depth information about handling roommates, but this book is not about that. Yes you can glean some information in that regard from many of the chapters but not specifically so. It is better to simply Google the subject because a lot has been written about it. This book is very specific for anyone who wishes to engage in the business of renting properties, or even for the person who wishes to rent just one property. There is no stone left unturned in this book, it is a rather complete treatise on the subject.

The included CD has 250 contracts on it so in a lot of cases you can save the trip to the attorney's office. The overwhelming attractiveness about this book is that it is written in plain English and without any legalese. Just as important is the fact that it is written street smart. This isn't a book created by a bunch of people who were formally educated in a saccharin environment and purport to know everything, but rather the real down and dirty about the situations you can get into, how to deal with them, and how to take the necessary measures that are important ahead of time in order to avoid them.

This book covers the way to do background checks, credit checks, how to get a signed agreement from your potential renter so you can call references and do a comprehensive screening. I am surprised at how many people rent properties based on a gut feeling about someone. Some of the best con artists are the ones that seem the most pleasing on the outside. In the book one example was given whereby someone pulled up in an expensive car, with an expensive suit and watch on, and needed to move in right away. They paid the security and first month's rent with a personal check and moved in right away. It took months to get them extradited from the property after the check bounced. When they finally gained access to the property they discovered they guy had installed 8 phone lines and was using it to do telemarketing.

This book is an entertaining and light read even though it covers some serious information. It is definitely a 5 star production and very thorough. I highly recommend it.

Property Management Kit - An excellent resource

Like most real estate related books, this book also covers general real estate investment related matters to some extent. But, majority of the topics are primarily about Proper Management - which is after you own rental properties. Topics include how to attract tenants and keep them, whether to manage the property by yourself or hire a property management firm, how to choose a property management firm, what are the legal obligations as a property owner, financial management, record keeping, property maintenance before, during, and after the rental, etc.

I haven't read the entire book, but only picked some chapters and topics that I found interesting to me. My observation is that all the topics are covered completely, in clear terms with no ambiguity, in a easily understandable style. Unlike some of the books I read, (a) I didn't feel intimidated with the information being presented, (b) I didn't have more question the more I read, and (c) I felt like I was being guided by mentor.

There are 3 very useful cheat sheets posted on the book's Web page as of this review date. I hope that they will add content to that Web page. Please see the comments for the URL.

The enclosed CD has:
- a bonus chapter titled "Ten biggest mistakes a landlord can make and how to avoid 'em."
- more than 200 forms and templates
- various reference materials, resources, and legal information documents

Overall, this is an excellent resource for owners of rental properties. Equally good resource for people that are exploring rental investment - this book will tell them what to expect after purchasing the rental property. I highly recommend this book.

Rather bland and too basic for something so high stress

Another worthwhile Dummies book, this is one that you really don't want to get as a first time manager. The forms provided are workable but not really earth shattering, and can be found anywhere. The advice is basic common sense and repeated advice to verify local laws or get a lawyer, and overall the book is laid out rather basically for such a complex subject.

The forms are basic cookie cutter lease agreements, and while its noteworthy given the number provided and their usefulness, a boatload of similar forms are available online, and there doesn't seem to be much reference to that. The forms weren't made specifically for the book, so including the CD is kind of like a toy in a cereal box. Its shiny, but you don't buy a box of cereal for a toy.

The book is well laid out and does provided some useful information, but being a Dummies book, its at such a basic level that it'd be a little scary to get into a field where you could quite easily lose your shirt with only this to prepare you. The preamble should be something to the tune of 'unless your willing to lose your rental home, or if you have no experience in dealing angry people who call to complain at 2 in the morning with a leaky pipe, put the book down and walk away.'
